Selling Your Home in the Winter

Everyone always says that spring is the very best time to sell your home. Your yard looks good, the weather is nice, and there are lots of buyers out looking. And while all of the above is true, it doesn't mean that selling your home in the winter months is impossible or even a bad idea. There are actually some great reasons to sell your home in the winter.

You have very little competition.

Because so many people wait until spring to sell their homes, there are a lot less homes on the market with which to compete. Whether your home is in pristine condition or needs some work, this is a great benefit. Buyers won't be able to compare your home to the hundreds of other houses on the market.

Buyers are Serious

Buyers looking to move in the winter are typically buyers who have to move in the winter. They have been relocated for a new job and need somewhere to live, their lease is up in their rental, or a life circumstance has changed and they need or want to move right away.

Prices Steady Out

If house prices are going to increase during a year it typically happens in the spring. In the wintertime the frenzy has eased and prices have settled a bit. This can help with appraisals because there are plenty on comparable properties that justify your sales price. In the springtime when the price increase is new, appraisals can be a problem.

So if you need or want to sell your home sooner rather than later, don't dismay. Winter is still a great time to get your home on the market and sold. Give me a call and we'll get started!
