Dan Hubrich of Mountain View Mortgage is back and this month he’s explaining DSCR loans for investors.

This month I’d like to talk about a new product that has been gaining a lot of popularity recently. It’s called a DSCR loan. It stands for “Debt Service Coverage Ratio”. It’s a loan designed specifically for real estate investors. The way it works is the lender is basically underwriting the home you want to buy or refinance the same way they’d look at a commercial loan. They do need to check your personal credit but THAT’S pretty much it! We don’t need your bank statements, W2’s/1099’s/Taxes, or paystubs! The main thing underwriters are looking at is to see if the income from the property will support it’s own mortgage! It will even work if the home is vacant! We can order what’s called a rent analysis from an appraiser and use that number instead. And last but not least, it will even work for a property that will be used for nightly rentals.
